Understanding Plinth Area vs Carpet Area vs Built-Up Area

areaestimationguide

If you've ever felt a flat looked smaller than the "square feet" you paid for, this is why. Three different area terms get used — and they mean very different things.

The three areas explained

Carpet area. The actual usable area inside your walls — where you could literally lay a carpet. This is your real living space.

Built-up area. Carpet area plus the thickness of the walls and internal features. Usually about 10–15% more than carpet area.

Super built-up area. Built-up area plus a share of common areas — lobby, stairs, lift. This is often the number used in sales, and it's the largest.

Why it matters

Plinth area

Plinth area is the built-up area measured at the plinth (floor) level, including walls. Construction cost estimates are usually based on plinth or built-up area.

The golden rule

Whenever you see a rate — "₹X per sq ft" — always ask: per sq ft of which area? Carpet, built-up and super built-up can differ by 30% or more.

The takeaway

Knowing which area a number refers to protects you from confusion and bad comparisons. With BuildVystra you can build estimates on a clear, consistent area basis — so your cost per square foot always means the same thing.

Frequently asked questions

What is the difference between carpet area and built-up area?

Carpet area is the actual usable floor area inside the walls (where you can lay a carpet). Built-up area adds the thickness of the walls and is roughly 10–15% more than carpet area. Super built-up area also adds a share of common spaces.

Which area is construction cost calculated on?

Construction cost per square foot is usually calculated on the plinth or built-up area, not carpet area. Always confirm which area a rate refers to before comparing quotes, or you may be comparing different things.
